# Reallyo Listings API

> Create and manage rental and sale listings on Reallyo (US), which publishes them to the listing portals (Zillow/HotPads, Apartment List, Zumper and more). For property managers and agents with many units. Paid Reallyo plans only.

## Connect an AI agent (MCP)

- MCP endpoint (Streamable HTTP): https://listings-api.reallyo.com/mcp
- Auth: send the header `Authorization: Bearer <your API key>`. Keys start with `rly_live_`; ask support@reallyo.com for one.
- Tools: whoami, validate_listing, upsert_listing, update_listing, get_listing, list_listings, remove_listing, bulk_upsert_listings.

## How it works

1. Each listing is keyed by YOUR external_id (your unit id). Sending it again updates the same listing; retries are safe.
2. Every listing is checked first. Errors come back per field with what to send instead; fix and resend.
3. Accepted listings are published within about a minute: photos are copied to our CDN, then the listing goes live.
4. Live listings count towards your plan's limit. Over the limit, a listing is "held" and goes live automatically when a slot frees up (mark another unit "rented").
5. To sync a whole inventory, send everything with bulk mode "replace": units you leave out are marked rented.
